Need help pricing a Superviking

I have a 1973 Bellanca Super Viking (17-30A) that has wood rot in the right rear spar about 2 feet out from the fuselage. The factory says repair cost is $8,000 at the factory. The value of the plane is $45,000. I am thinking about selling it "as is". She really needs some fresh blood. The engine has 260 hours SMOH. I was thinking about taking $10,000 off the top. Does anyone have any idea how much more of a hit I should expect on a $35,000 price in order to sell it as is. Thanks for any help.

As is 35K is asking to much. You have a major problem with the condition of the wing, I'll bet there is more rot than what you have so far. Sorry but that is reality Lynn the crate

Thanks for the input. The wing is going to the factory as soon as we get it off in a couple of weeks.
